This Catering & Deli business has been operating since 1980. They specialize in home style meals for dining in, carry out or delivery. They have a big outdoor pavilion space with picnic tables and a garden area that’s a local hotspot in the summer months. The outdoor space can accommodate up to 85 guests. They cater all types of events including weddings, baby showers, corporate events, luncheons, brunches, open houses, etc. they also design custom menus & provide bar service (beer & wine). They recently were aproved for and installed 3 poker machines, so we anticipate further increases in cash flow and profits. 

The current owners acquired the business and property in 2000. Prior to that, it was owned & operated by their parents since 1980. The building has a 2 bedroom 1 full bath apartment on the 2nd floor. The apartment has a washer & dryer, new refrigerator & central air. The apartment is currently rented for $850/month and the tenancy is on a month to month basis, so a new owner has the option of occupying the space if they choose. They have parking for approximately 15 vehicles plus an additional parking lot they recently purchase for overflow & employee parking on busy days. Also, they just added 3 poker machines, so there will almost certainly be an increase in sales and profits. At the moment, they have a limited delivery area, so offering delivery to a bigger area will certainly help as well.

One easy thing to address is the fact that they don’t list their hours of operation on their website. If you’re new to the area or if you didn’t already know the deli, you wouldn’t have any idea when they’re open for business. They currently have a beer & wine license, so converting that to a full liquor license would probably be a good idea, especially for weddings. The margins on liquor are better than the margins on food and the shelf life is better too. As you can see, this business is doing well and has room for further growth. It’s a good opportunity to acquire a growing business. 

The current owners are considering moving out of state, so they’re exploring the possibility of selling the business & property.
